1. Prices are listed on a per night basis. Some property prices may vary, implying discounts or increases, depending on seasons and/or length of stay. When applicable, these variances are indicated in the property description.
  2. A security deposit is required on all properties as indemnity against damage, breakage and other applicable charges. This fee is normally is 200 EUR but can vary depending on the property. Please confirm security deposit amount upon booking. The security deposit, less any applicable deductions, will be returned to you after confirmation of property condition.
    Bookings require a deposit of up to 50% of the total rental amount at time of reservation. The balance of the rent plus the security deposit are to be paid in cash when checking into the property or by other arrangement made direct with owner.

  4. All guests staying in the rental property must be registered before arrival.
  5. Pets are not allowed without having received previous written permission. If you are bringing a pet, please request permission when making your reservation.
  6. If you should wish to change or cancel your booking, please notify us as soon as possible so that we can endeavor to comply, although we cannot guarantee being able to do so. If we are unable to make the requested change or cancellation, your contractual liability will never exceed the rental amount that you agreed to date.
  7. In the event that we were required by third party forces beyond our control to impose changes in your booking, you will have the choice of accepting the booking modifications and any corresponding price difference or receiving a 100% refund of monies paid. In all cases, Holiday Apartments Portugal liability is limited to 100% of the amount received from you to date corresponding only to the specific property and operation being affected.
  8. The rental contract is between the property owner or agent and the renter. Holiday Apartments Portugal is acting strictly as an intermediary agent in the operation.
  9. You should take occupancy of the property between 3:00 pm and 6:00 pm and check out of the property between 8:00 am and 11:00 am on your final day. If necessary, please request modifications to these times in advance so that proper arrangements can be requested with the property owner.
  10. The property will have been freshly cleaned upon your arrival. Amenities such as sheets, towels and kitchenware are provided unless otherwise indicated on the property description.
  11. The property and furnishings must be treated with care and consideration. You must report any damage or breakage to us prior to check-out or inform us immediately if damage is significant or should require emergency repairs. You agree to leave the property clean and tidy on departure.
  12. Holiday Apartments Portugal and its associated property owners and agents accept no responsibility for harm, injury or guests personal liability during your stay. We recommend all guests buy an adequate travel insurance policy when ever they travel anywhere outside their home country including Portugal.
  13. No Show: Owners often make their own travel plans based on the dates you book, and block out the dates you have booked preventing other guests from booking the property. Because of this if you cancel your stay with less than 28 days notice of your date of arrival, or do not arrive at all, we will charge your credit card the remaining amount for the booking, resulting in the FULL AMOUNT for the booking being paid.
  14. Holiday Apartments Portugal only list reputable properties from reputable property owners. Any complaints are taken seriously and investigated. Never the less Holiday Apartments Portugal take no responsibility for the condition of the property you book. If it is proven to be sub standard we will immediately de-list the property however property owners are 100% responsible for the condition of the property.
